Rates & Conditions

All guests MUST be 21 or older unless accompanied by a person 25 or older.

Regardless of site type: 

• 2 night minimum on weekends May 1- October 31

• 2 night minimum on New Years, Easter & Veterans Day

• 3 night minimum on Presidents Day, Memorial Day, 4th of July, Labor Day & Thanksgiving

All Rentals (Cottages, Cabins, Ranch Wagons & Canvas Tents):

• 2 night minimum year round

*(Holiday nightly minimums supersede regular nightly minimums)

Check in time: 2pm

• Early Arrival - Please do not arrive before 2 pm as our Grounds Crew needs time to prepare your site.

• There is a $50 fee for early arrival if your site is available. If it is not ready, you will be asked to leave and return at the correct time (there is no room to park and wait for your site to be ready).

Check out: 12pm

• Late Check Out - If you would like a late check out, please talk to the Reservation Check-in Booth staff to see if an accommodation can be made.

• Otherwise, you may be subject to a $100 fine if you do not vacate by 12:00 pm on the day of your departure. If you do not vacate your site by 2 pm, you may be subject to overnight fees in addition to the late check out fee.

Maximum adults by site occupancy

• Site Max Occupancy 6 (max. 4 Adults)

• Site Max Occupancy 8 (max. 5 Adults)

• Site Max Occupancy 10 (max. 6 Adults)

Charges for Extra Occupancy:

• Extra Adult - $20 ($22 holiday & July) + tax per night

• Extra Child (8 - 17 yrs) - $10 ($12 holiday & July) + tax per night

• 4 Legged Children (Dogs) - $5 per night

• Refundable Security Deposits - All permanent structure sites require a damage/security deposit.

• Property Damage - Your credit card may be charged for any damage to our property including but not limited to:

  • picnic tables (up to $250)

  • fire pits (up to $150)

  • damage to trees, shrubs and other vegetation

  • septic spills or other hazardous waste

  • ash or debris left behind

  • damage to buildings, vehicles etc.

• RV Sites must be occupied by an RV with the exception of sites 2, 6, and 54 which can accommodate tents only.

• Only one RV per RV site (state law) plus one tent allowed (additional occupancy fees may apply)

• Additional RVs are allowed in Group & Mini Group sites for a one-time $20 fee per RV.

• Use of 50 amp power maximizer adapters is prohibited; they will damage our pedestals.

Need to reschedule or make a change? We offer a one time reschedule option (date, site, etc.) (must be done prior to the non-refundable cancellation date!). There is a change fee of $15 + tax.

• Cancellations for Tent & RV sites: 

  • 8 days or more in advance of arrival (ex: Cancellation request on July 1 for a July 9 arrival) of arrival are subject to a $28.50 cancellation fee; 

  • 7 days or less: No refunds. 

• Cancellations for Cabins & Canvas Tent: 

  • 15 days or more in advance (your arrival day does not count) are subject to a $28.50 cancellation fee;  

  • 14 days or less: No refunds. 

• Cancellations for Ranch Wagons, Cottages & Ranch House: 

  • 30 days or more in advance (your arrival day does not count) are subject to a $28.50 cancellation fee. 

  • 29 or less: No refunds.   

• Cancellations for Mini Group sites: 

  • 30 days or more in advance: $50 + tax.

  • 29 days or less: No refunds

• Cancellations for Group sites: 

  • 30 days or more in advance: $75 + tax.

  • 29 days or less: No refunds  

• No refunds after check-in.
